Significant Sale Successfully Contracted in 68 Days

In preparing the home for market, it was critical that its multimedia package be comprehensive and convey the many aspects of this home to its eventual buyer. Having been introduced to the market two times prior since its last sale, incurring over 400 days on market, this media package played an essential role in re-branding the home under the Sotheby’s International Realty banner, for what would be its third (and final) introduction to the market.

Just 68 days into the new listing, a buyer came forward, interested in trading a home they owned along 30A. Even though this offer did not meet the seller’s goals and was ultimately declined, the buyer came back around, willing to take the trade off the table and make an offer. After four short days of negotiation, the home was placed under contract and closed at 94% of list price only a week after the parties came to terms. Selected as the third Cultural Arts Alliance Designer Show House in 2011, 230 West Bermuda Drive was the largest show house Walton County’s arts alliance had helmed at that time. Having been completed in 2009, it contrasted sharply with the previous year’s show house – a 20 year old home in Seaside. The home’s creative team – Domicile Luxury Homes and Thurber Architecture – was inspired by the Dutch Caribbean Island architecture of Curaçao whose influence can be seen in the use of parapet walls and white stucco. The home was the first built in The Retreat to incorporate this style architecture – a true trend-setter!

Over the last 12 months, Scenic Sotheby’s International Realty has closed over $34 million of listing inventory in The Retreat alone – 145% greater than the closest competitor – and has only one listing currently available.

    My husband and I are considering buying a condo with a water view. We currently have a house in Watercolors that we rent out successfully and a home in Woodstock, Ga. I would like something 3-4 bedrooms that look at a body of water ie: we’ve been looking at Harbor Lights in Destin…we cannot Go over 800,000 and that stretching it. My husband has recently retired. I want to enjoy the spring-fall down in the destin 30A area
