For Garage 30A founder Chip McCraney, the answer became a three-year pursuit — one rooted as much in lifestyle as logistics.
“This was never meant to be a windfall project. It was a dream of mine to do … all the investors are more about doing something really cool in the area,” McCraney said.
That idea has now moved from concept to construction, with the project officially breaking ground and gaining early traction among local buyers and enthusiasts.
A Concept Built for the 30A Lifestyle
Garage 30A is designed as a private community of 52 individual garage units, each offering a flexible footprint for owners to customize. Delivered as unfinished shells with core infrastructure in place, the spaces can evolve into anything from vehicle storage to curated showrooms or fully realized retreats.
With 25-foot ceilings and the ability to incorporate mezzanine levels, each space is designed to go beyond storage — offering room to build vertically, display intentionally, or create something entirely personal.
The concept speaks directly to a common gap along the Emerald Coast — particularly for second homeowners who split time between markets and don’t want to leave high-value vehicles exposed or unattended for long stretches.
Momentum — and the Right Audience
The project is backed by eight local investors, with a group of founder units forming the initial phase of ownership. Interest has accelerated quickly, especially after its debut at Cars of 30A in Alys Beach, where it connected naturally with a like-minded audience.
“We’ve got 18 of our 24 founders locked in and ready to go,” McCraney said. “We thought it would take a year to do that.”
The project has also drawn support from automotive personality Chris Jacobs, adding a layer of credibility within the enthusiast community.

More Than Just Storage
Beyond the individual units, plans include a 6,000-sq.-ft. clubhouse designed for owners to gather — or for events when not in use. Ownership also extends into a club-style experience, with curated events, rallies, and opportunities that bring together a community of like-minded owners.
The location, positioned along Highway 98 between Grayton Beach and Alys Beach, offers both convenience and discretion — close enough to the 30A corridor to be part of it, yet removed enough to feel intentional.
